HOUSTON SINGLE-FAMILY HOME SALES AND PRICES CLIMB IN MARCH AS THE HOMEBUYER TAX CREDIT DEADLINE LOOMS

Strongest sales volume continues among homes priced from $250K and above

HOUSTON — (April 20, 2010) — The rapidly approaching April 30 federal homebuyer tax credit apparently inspired Houston-area consumers to house shop, as sales of single-family homes throughout the Houston market rose in March with the strongest sales volume continuing in the upper housing segments. Prices of single-family homes also continued their months-long appreciation.

Overall March sales of single-family homes across greater Houston climbed 10.8 percent compared to March 2009, according to the latest monthly data compiled by the Houston Association of Realtors® (HAR). All single-family home pricing segments except the under-$80,000 market experienced gains, with the sharpest increases in homes priced from $250,000 and above. Sales of all property types rose 14.5 percent in March on a year-over-year basis.

The average price of a single-family home appreciated for the sixth straight month, reaching $212,403, up 10.2 percent versus March 2009. That represents the highest pricing level for a March in Houston. At $154,250, the March single-family home median price—the figure at which half of the homes sold for more and half sold for less—rose 6.4 percent from one year earlier. That represents the 11th consecutive monthly increase in median price and is the highest dollar figure for a March in Houston.

Foreclosure property sales reported in the Multiple Listing Service (MLS) fell by 14.1 percent in March compared to one year earlier. The median price of March foreclosure sales rose 4.2 percent to $87,500 on a year-over-year basis.

Sales of all property types in Houston for March totaled 5,758, up 14.5 percent compared to March 2009. Total dollar volume for properties sold during the month was $1.2 billion versus $938 million one year earlier, representing a 24.2 percent increase.

“Local mortgage lenders I have spoken with estimate that between 50 to 65 percent of their recent business is related to the first-time homebuyer tax credit,” said Margie Dorrance, HAR chair and principal at Keller Williams Realty Metropolitan. “Homebuyers are nearly out of time to take advantage of the credit since a contract must be in the title company by midnight on April 30, although closing can take place as late as June 30.”

March Monthly Market Comparison
The month of March brought Houston’s overall housing market positive results when all listing categories are compared to March of 2009. Total property sales, total dollar volume and both median and average single-family home sales prices all increased on a year-over-year basis.

The number of available properties, or active listings, at the end of March rose 7.1 percent from March 2009 to 49,030. That represents 2,372 more active listings than one month earlier, in February 2010, and is widely thought to reflect increased activity stemming from the homebuyer tax credit.

Month-end pending sales for March—those listings expected to close within the next 30 days—totaled 4,242, up 14.3 percent from last year. The months inventory of single-family homes for March stretched slightly to 6.7 months compared to 6.1 months one year earlier, but remains better than the national months inventory of single-family homes of 8.6 months, reported by the National Association of REALTORS® (NAR).

Single-Family Homes Update

March sales of all single-family homes in Houston totaled 4,832, up 10.8 percent from March 2009. The increase ended three consecutive monthly declines in sales. Broken out by segment, sales of single-family homes priced between $250,000 and $500,000 rose 30.6 percent in March while sales of luxury homes—those priced from $500,000 to the millions—soared 49.5 percent. Homes priced between $80,000 and $150,000 were up 6.5 percent while those in the $150,000 to $250,000 range rose 11.8 percent. By contrast, sales of homes in the below-$80,000 segment were off 8.4 percent.

Heightened sales activity in the higher end of the housing market drove pricing up again in March. At $154,250, the median sales price for single-family homes rose for the 11th consecutive month, up 6.4 percent from March 2009. The national single-family median price reported by NAR is $164,300, illustrating the continued higher value and lower cost of living that consumers enjoy in the Houston market. The average price of single-family homes in March was $212,403, an increase of 10.2 percent from one year earlier. That represents the sixth straight monthly jump in the average price. Both median and average pricing reached the highest levels ever recorded for a March in Houston.

HAR also breaks out the sales performance of existing single-family homes throughout the Houston market. In March 2010, existing home sales totaled 4,057, a 14.4 percent increase from March 2009. The median sales price rose 9.4 percent to $144,900 compared to last year. The average sales price of $198,271 increased 12.2 percent from its March 2009 level.

Townhouse/Condominium Update

The number of townhouses and condominiums that sold in March jumped 30.4 percent compared to one year earlier. In the greater Houston area, 463 units were sold last month versus 355 properties in March 2009.

The median price of a townhouse/condominium slid 8.9 percent year-over-year to $123,000. The average price was flat at $160,886 from March 2009 to March 2010.



Lease Property Update

Demand for single-family home rentals rose 15.3 percent in March compared to a year earlier. Year-over-year townhouse/condominium rentals increased 13.9 percent.

Hot dry summer weather is just around the corner. We all need to be thinking about foundation maintenance. Most foundation problems that we see are a  result of inadequate soil moisture.    

Much of the greater Houston area has an expansive clay soil that expands when wet and shrinks when dry. Trees cause clay soil to dry and shrink. Therefore, most foundation settlement occurs toward trees.

It is important to keep the soil that supports the foundation at an even moisture content. This generally means supplemental watering of the soil during dry seasons. The soil needs to be moist, but not too wet. Excessive soil moisture can also cause problems.

Drainage is important for foundation performance. Water should flow away from the structure and not be allowed to pond.

Buying a first home can be a daunting experience, and if you are rushing to meet the Government Tax Credit, you can find yourself making some hasty mistakes. Here are five common and costly mistakes that novice home buyers make:

 

 

 

1. Ignoring the costs of having a low credit score. Lower-score borrowers pay thousands of dollars in increased interest rates over the life of the loan.


2. Muddying the waters by shopping for other things before closing. Lenders continue to check credit scores right up until the time of closing. Too much shopping could cause the lender to take back the loan.


3. Scrimping on an inspection. Being surprised by the need for expensive repairs can be financially devastating.


4. Buying without contingencies. Buyers should give themselves an out if the inspection turns up problems or the bank raises the interest rates.


5. No money for insurance. Insurance can be surprisingly pricey. Buyers who don’t budget for it can face a nasty surprise.

The World celebrates Earth day on April 22nd. Think of today as the New Year's Day for our planet and consider making some "resolutions" to make Earth, our home, a priority.  Taking baby steps might assure that you can and should make the effort!  Here are a few minor changes you can make in your everyday life to reduce waste in your home.

 

  • Use reusable grocery bags instead of plastic ones.
  • Recycle paper products like cereal boxes, newspaper and junk mail.
  • Buy a thermos for your daily coffee and forego the café’s cup.

Plus, there are some household products we all buy regularly, which are fairly inexpensive and are far less harsh on the planet than some of the other cleaning products on the market.  Make this spring cleaning season a little earth friendly by checking out these simple household staples!

Vinegar is a great Universal Elixir:

  • Clean your iron by filling its reservoir with vinegar and then steam a soft cloth.  Repeat process with water to finish.
  • Clean your dishwasher by pouring a cup of vinegar where the detergent should be, then run the cycle.  Repeat once-a-month.
  • Chrome and Stainless Steel can be de-spotted and shined by wiping it with full strength vinegar
  • Remove furniture rings with equal parts of vinegar and olive oil and rub with the grain.
  • Clothes will rinse better if a cup of vinegar is added to the final rinse.

Hydrogen Peroxide is not just for disinfecting or cleaning cuts:

  • Disinfect countertops and cutting boards.  Put a little on a dish rag and rub down to kill any bacteria and keep your kitchen smelling fresh.
  • Mix 50% Hydrogen Peroxide and 50% Water to clean bathtubs, sinks and Toilets.
  • Pour a little over your toothbrush after every use.
  • Mix 1 oz in 1 quart of water and water your plants.  It adds oxygen to the soil and helps roots grow.
  • Some have even lightly combed their hair with Hydrogen Peroxide for some sun-kissed highlights.

April is a month dedicated to the earth; the United States observes National Garden Month and Keep America Beautiful Month, as well as, Earth Day on April 22nd.  Earth Day is meant to make us aware of what we can do to further the health of our home!  Little do we know or consider is that making "greener" choices, however inconvenient they seem, can save not only our planet, but our wallets too!  Energy efficiency not only improves the health of our planet, but the health of our homes by getting the most use out of each unit of energy we purchase, using this energy wisely, and eliminating the ways our home wastes energy.
We benefit from energy efficiency, because it makes our homes more comfortable and safer.

In some areas, like Houston, watering the yard can account for up to 50% of your home's total water use in the summer months!  Learning to use less water outside can make a big impact on your bills.  You can save thousands of gallons of water by following these simple steps.

Sprinklers These garden aides can use up to 260 gallons of water per hour!  To save on some of that water try to:

  • Check your aim; the sidewalk doesn't need a bath!  Make sure you are making every effort to only water your lawn.
  • Use a drip hose instead of a sprinkler to assure the water is hitting the roots and not the tops of the plants.
  • Early Birds or Night Owls only...don't water in the middle of the day when its hottest (between 10 and 3).  Try early morning or evening hours where the water will saturate more before it evaporates.
  • Plan ahead and check the weather forecast.  If there's a strong chance of rain, forego the watering and let mother nature do the work.
  • If you have an irrigation system, get a timer or shutoff device.

Here are some other outdoor energy tips:

  • Let the grass grow a bit longer.  The longer the grass, the less water it loses to evaporation, and the less watering you need to do!
  • Use a shut-off nozzle when watering.  If you water plants with a hose, this will prevent water loss.
  • Plant trees that lose leaves on your home's South side, because it will protect your home from the summer sun and the bare trees in the winter will allow sun to enter the home.
  • Be smarter about your outdoor lighting. You can save money on your energy bills and make your home a little safer by installing a motion sensitive light.
  • Put a little muscle into cleaning up the curb appeal.  Instead of hosing down the driveway or sidewalks after doing lawn work, pull out the broom; you can burn some calories and save on water.
  • Use drought-resistant or native plants in your landscaping.  These tough guys will withstand the harsher conditions and use less than half the water of the traditional annuals landscaping.
  • Pull out the bucket if you wash your car.  Paired with a shut-off nozzle, you will save a ton of water!

Nowadays, it is more accessible to think green in terms of everyday necessities.  Cleaning products are all going natural, there are Nature’s Markets in grocery stores to make more natural and less processed food choices, and hybrid cars are becoming more affordable as well.  The Houston, Texas real estate market is also dabbling in greener building, as buyers are becoming more aware of what they can do for the planet.


A Houston Architect, Richard Muller is dreaming big in terms of green building and hopes to create the first green neighborhood, and he has his eye set on an area in the Heights, known for its grass-roots preservation techniques and green conscious residents.  His contemporary home designs feature over-sized windows to maximize light, energy efficient mechanics, and local recyclable materials; all homes to be LEED Certified.  This green neighborhood of 50 houses, he hopes, would be a collaborative effort of different architects’ designs to attract various different types of buyers.

His prototype house will go on the market for about $700,000, but Muller hopes it will pay for itself in the way of significantly reduced utility bills. The home’s design, with its open central living area, maximizes the use of natural light and good ventilation, while giving the home an airy feel.  Even the outside living space is meant to co-exist with the landscape, as opposed to previous landscaping concepts which almost break with the harmony of how nature intended it.

All the materials in the house are recycled, including the kitchen counters (recycled glass from window shields), some of the cabinetry (bamboo and recycled steel) and floors (hickory wood).  Plus these materials are collected within a 500 mile radius promoting sustainability in communities.  Even the excess or scrap materials were organized to be picked up by recycling companies; all leaving with full truck loads – to ensure not even the truck’s gas was wasted.

While the idea of owning a totally green home from the ground up is a dream-come-true, it may not be attainable for buyers with more modest budgets.  However, that doesn’t mean those who have to buy a resale home cannot make it a greener place to live!

  • Install rain barrels to collect runoff and use that water for irrigation.
  • Replace water thirsty plants with landscaping that requires less water.
  • Replace windows with energy efficient windows and seal the air leaks around any windows, doors or other areas that might have gaps.
  • Seal air ducts.
  • Install more insulation.
  • Replace appliances with newer models that have earned the Energy Star designation.
  • Replace heating and cooling units.
  • Replace the water heater with a more energy efficient model or tankless system.
  • Change out incandescent light bulbs with compact fluorescents.

These changes will not only benefit the environment, they will also save you money in the long run.  They may seem costly in the beginning, but will pay for themselves with the lower utility bills you will enjoy in the hot summer months!

For the 60% of the world who own a cell phone, they realize the convenience of having communication within reach constantly through talking, texting, or mobile web-browsing.  The 40% who think cell phones are a nuisance might want to read the following; turns out cell phones bring a whole new meaning to the word convenience.


1. Emergency Coverage
The Emergency Number worldwide for cellular phones is 112. If you find yourself out of the coverage area of your mobile network and there is an emergency, dial 112 and your phone will search for any existing network in order for you to make the emergency call. Interestingly, this number can be dialed even if the keypad is locked.

2. Unlock Your Car Without Triple A
If your car has remote keyless entry, this may come in handy for you someday.  If you lock your keys in the car and the spare keys are with someone else, you can call that person on their cell phone from your cell phone. Hold your cell phone about a foot from your car door and have the person at your home press the unlock button, holding it near the mobile phone on their end. Your car will unlock.  This is a great convenience; it saves someone from having to drive your keys to you or waiting for Triple A. Distance is no object. You could be hundreds of miles away, and if you can reach someone who has
the other 'remote' for your car, you can unlock the doors (or the trunk).
Note: I actually tried it, and it works!

3. Unlock Hidden Battery Power
If your cell battery is low, simply activate your phone’s “reserve battery power” by pressing the keys *3370#. Your cell phone will restart with this reserve and the instrument will show a 50% increase in battery. This reserve will get charged when you charge your cell phone next time.

4. Disable A STOLEN Mobile Phone
To check your Mobile phone's serial number, key in the following digits on your phone: *#06#.   A 15-digit code will appear on the screen. This number is unique to your handset. Write it down and keep it
somewhere safe.   If your phone gets stolen, notify your service provider and give them this code. They will be able to block your handset so even if the thief changes the SIM card, your phone will be totally useless. You probably won't get your phone back, but at least whoever stole it can't use or sell it either!

5. Free Directory Service
Normally, cell phone companies charge between $1.00 to $2.00 for 411 calls. However most of us do not carry a phone book in our car, so the convenience of Directory assistance is worth the money.   The next time you need to use 411, try: (800) FREE 411, or (800) 373-3411. This is just as convenient as 411, but it doesn’t cost you a thing! The number is a little longer, so you might want to program this into your cell phone.

In 2005, An average US family spent almost $2,000 a year running their households; just imagine how much that bill is now!  Wonder where that money goes?

The Water Bill counts, unfortunately counts for 13% of your energy bill, making the water heater the 2nd largest energy user in your home.  Why?  We use a lot of water!  We clean our clothes, our dishes, ourselves daily, and that uses quite a bit.  Another reason, we pay double for water: the use of the actual water and the cost to heat that water.  So, just imagine how much money you could save by reducing the use of this costly necessity.  Here are some tips for saving on water.

Set the Thermostat on Your Water Heater to 120 Degrees Fahrenheit. Water is usually set on 140 degrees, so turning it down will save you between 6-10% on your energy bill.  The temperature change will also prevent scalding and slow mineral buildup in your water heater and pipes.

If you have an older dishwasher, this temperature reduction might not be the best idea.  Older dishwashers do not have booster heaters, so consult your owner's manual or call the manufacturer to see if yours does.

If you plan to leave for several days - perhaps on a vacation - then you can turn your thermostat down even lower or off completely (if there's no risk of freezing weather)!

Buy a Water Heater that Fits Your Needs.  If you buy too large a heater, you will spend money on heating water you aren't using; a waste of energy and money.

Install Low-Flow Showerheads.
  They use 1/3 to 1/2 less water than regular ones do.

Take Shorter Showers, limit baths.  You use a lot less hot water in a shower than a bath.

Fix Leaky Water Faucets.  Thirty drops of water can waste up to 50 gallons of water per month.

Install Low-Flow Aerators on the Faucets.  They reduce the amount of water that flows from your faucet, saving both water and energy.

Even though Earth Day's 40th anniversary is officially on April 22nd this year, Houston is getting a jump start at  Discovery Green Downtown, this Saturday, April 3 packed with FREE events all day!  Earth Day Houston starts with a 5K run at 8:00am followed by a day full of family fun, entertainment and important information to help make us all a little "greener" with each day.

Earth Day Houston's goal is to focus on the merits on mindful, sustainable living while preserve, conserve and enhance the City of Houston and the earth.  That's why this event doesn't just focus on what adults can do, but also plants the conservation seed in kids with some great activities at H-E-B Kids Energy Zone and Stage packed with entertainment and recycled art, not to mention Discovery Green's water feature and playground keeping kids energized and loving nature, instead of video games.

The Earth Zone will feature interactive environmental awareness activities for the adults, highlighting land, air, water and renewable energy.  Plus Urban Harvest will highlight locally grown produce at the Farmer's Market.

The Museum of Contemporary art puts the focus on family activities, and will erect four large mural panels for interactive on-site painting!  The mural's goal is to allow each artist to bring their own interpretation of their relationship to the environment, plus having a little collaboration time with the whole family!

The new addition to the Earth Day Festival is the Green Expo, which promotes the latest and greatest green products for consumers.  There will be 20 booths featuring these products for consumption, plus an electric car provided by CenterPoint Energy. 

Live music,food and beverages and tree seedlings (1,000) will be available for festival guests, and all the proceeds will benefit the Galveston-Houston Association for Smog Prevention/Mothers for Clean Air, a non-profit whose mission is to improve Houston's air quality and educate its residents about the hazards of poor air quality and pollution.  Earth Day Houston is presented by TXU Energy, in collaboration with Discovery Green and other green non-profit agencies.  Festival lasts until 6:00pm.
