It’s a new year; time to wipe the slate clean and start fresh. Each year we fight with the same old boring resolutions. When planning your New Year’s Resolutions, don’t be passive about deciding them, really try to make them work! Here are some tips to make your resolutions work for you.
Be Specific. Instead of saying I don't want to be lazy, try I want to exercise regularly, or I will cut down on my television watching.
Organize your goals. Break down large goals into smaller ones. For instance, commit to losing weight by resolving to get an exercise buddy and improving your eating habits.
Really think through a plan of action. You want to quit smoking but you smoke to relax yourself. What other forms of relaxation are available to you?
Be a little selfish! Aim for things that are truly important to you, not what you think you ought to do or what others expect of you.
Tired of the same old resolution? Try a few of these on for size, and they don’t require a gym membership!
I’ll spend less time at work, and spend more time with my family and friends.
I’ll reconnect with old friends.
I’ll try to buy and eat healthier foods and drink more water.
I won't let my temper get the better of me.
I'll volunteer.
I’ll be a better employee.
I’ll be more conscious of what I am spending.
I’ll try something totally new, i.e. rock climbing or a new food.
I’ll learn something new, i.e. a new language or an instrument.
I’ll conquer my fear of heights/water/animals, etc.
I'll treat others the way I want to be treated.
I’ll be grateful for my life and actively acknowledge it.

Congratulations are in order for Tony and Ava Galt! With help from the Puryear Team, they recently purchased a trendy Urban Loft townhome in the Midtown area! We were happy to help, and here's what Tony had to say about us:
"Don went above and beyond expectations from inception of the transaction and explaining the process to coordinating all parties for the closing. They explained the sales process and their role thoroughly at the very outset and came to my house in order to do it to meet my busy schedule. They had a stager come in and make recommendations and add staging pieces and do some touch ups to the house to make it show better. That level of service is hard to beat" Thank you for those amazing remarks, Roger! We strive to give all of our clients the kind of thorough and exceptional service Roger speaks of. The Puryear Team was so grateful to all who showed their support at our Toys for Tots Drive. We not only raised thousands of dollars for the Toys for Tots Foundation, but we also received hundreds of Toys for the underprivileged children of the greater Houston area.
Thankfully, 3128 LaBranch, the Montione Villas has this large first floor living area to accomodate the piles of toys!
We had great fun with Santa, and he was kind enough to sit with the kids and take pictures. The second floor family room is the perfect place to have our lovely tree and chair for Santa.
Clutch, the Rockets Bear was also available for pictures. He was a hoot, and kids old and young, had great fun watching clutch do interpretive dances of the Christmas carols the Puryear Team sang while Don played on a beautiful piano, donated by Forshey.
The first floor living area was the perfect place for the beautiful piano, and there was still plenty of room for lounging and caroling!
It was a family affair, and children were having a great time with Clutch and Don!
Mrs. Claus was the perfect host in the Montione Villas large an open island kitchen.
Our guests loved to lounge in the adjoining family room to talk and laugh around the fireplace.
Santa needed a break, and enjoyed one on the private balcony outside the open living and dining area.
We had a ball with our friends and family. We wish you the happiest of holidays, and are thankful we can help give that same feeling to children who wouldn't have that without your support!
Don Puryear's"Service for Life!" newsletter is available. If you are not apart of our normal email list to receive a PDF version of it, contact us, and we will be happy to add you to our list. Don's newsletter is not only full of interesting tips about the Houston real estate market or how to go about improving the value of your home, or advice about certain aspects of being an active part of the real estate market; be it buying or selling, but he also has fun trivia, contests, local events, decorating or entertaining tips, and useful information about healthy living. Check out our December issue and see for yourself!
In an effort to reduce our use of paper, we are relying more on our email version and less on our standard mail version of the newsletter. We will begin sending a paper version of the newsletter on alternating months, as opposed to every month. Don Puryear is going a little greener each day, so this seems to be the logical starting point!
Don and the Puryear Team at RE/MAX Metro are gearing up for a new year in the Houston Texas real estate market. With the extended and improved government Tax Credit, we are expecting a greater demand from both buyers and sellers in 2010!
To prepare for 2010, we are excited and happy to bring on a new member to the Puryear Team.

As with other members from the Puryear team, he shares a love and passion for music, theater and the arts in general, and has had the pleasure of performing professionally on stage in Houston.
We are so fortunate to live in a country where so many cultures can celebrate without fear. However, when we wish each other Happy Holidays, do we really know what holidays are celebrated during the month of December?
On December 8th, Buddhists celebrate Buddah’s enlightenment, or Bodhi Day. According to tradition, Siddhartha had recently forsaken years of extreme ascetic practices and resolved to sit under a Pipul tree and simply meditate until he found the root of suffering, and how to liberate one's self from it.
The Jewish holy season, Hanukkah is celebrated sundown on December 11th (called the festival of lights), and lasts for eight days. Hanukkah celebrates the victory (165 BCE) of the Maccabees over the Syrian tyrant Antiochus IV and the subsequent reclamation of Jerusalem. Each evening the Hanukkah menorah is lit, with one more candle being lit every day until all the candles are alight. The 9th branch carries the shammash (or "servant") candle, and this is used to light the others. After the lighting it is customary to sing Maoz Tzur (Rock of Ages), a traditional song, as well as other Hanukkah songs. Many times the children or adults will play the dreidel game while the candles are burning, do hanukkah crafts, eat chocolate gelt, cook up a platter of latkes & sour cream, or read the story of hanukkah aloud. Often there are latkes and sofganiot (jelly donuts), as well as chocolate gelt and other goodies. Any food cooked in oil is traditional during Hanukkah, but the most popular is probably potato latkes, traditionally served with sour cream and apple sauce.
On December 18th, Al Hijra, the Muslim new year is celebrated. The Muslims consider this the new year because it is on the first day of Muharram, the month in which Muhammad emigrated from Mecca to Medina in 622 CE (the Hijra). The holiday is also known simply as Muharram. Islamic years are calculated from 1 Muharram, 622 CE. They are followed by the suffix AH, which stands for "After Hijira" or Anno Higirae (Latin). In 2009, Al-Hijra falls on December 18th, 2009, which will be 1430 AH.
There are few rituals associated with Islamic New Year. There are no prescribed religious observances. Most Muslims regard the day as a time for reflection on the Hijira and on the year to come. In modern times, some Muslisms exchange greeting cards to celebrate the holiday.
On December 25th, Christians celebrate the birth of Jesus Christ or Christmas. Most Christians celebrate Advent in preparation for Christ's birth, which is a joyous time in the church year! Prayers are said after lighting candles on the Advent Wreath and Nativity Scenes depicting Christ laying in a manger are on display.
Christmas is also celebrated as a major commercial holiday all around the world, where gift-giving reigns supreme. Christmas Trees, Wreaths, Mistletoe, and lights decorate houses. Traditionally, families exchange gifts, greeting cards, and children wait for Santa Claus to deliver gifts in hopes they are on the "Nice List."
Kwanzaa, meaning “first fruits,” is a week-long African-American cultural festival beginning on December 26 and ending on January 1. The festival was created in 1966 by Dr. Maulana Ron Karenga. Dr. Karenga's goal was to establish a holiday that would facilitate African-American goals of building a strong family, learning about African-American history, and developing unity.
Traditions include lighting Kinara candles, pouring of libations and culminating in a feast and gift-giving.
Whatever holiday you celebrate, it is the Puryear Team's wish that you have a joyous one, filled with family, friends, and love.
Ever wonder what to do with all those beautiful greeting cards you saved from past birthdays or holidays? St. Jude's Ranch for Children has a way you can recycle your old greeting cards, while raising money for their incredible organization at the same time.
St. Jude's Ranch's mission is to help "all abused, abandoned and neglected children and families, creating new chances, new choices and new hope in a safe, homelike environment."
For more than 40 years, St. Jude’s Ranch for Children has provided a safe, nurturing home and therapeutic residential treatment services to more than 1,000 children in Nevada and Texas. St. Jude's Ranch is making a difference by creating new lives with new skills for abused, abandoned and neglected children of all races and faiths. The shelter provides services to children from newborn to 13 years old. Typically, the children staying in the shelters are under 5 years of age. There are 3 ranches, one in Nevada and two in Texas.
The Recycled Card Program started about 30 years ago. Wishing to show donors appreciation for making St. Jude’s Ranch for Children possible, the idea was conceived for turning the previous year’s Christmas cards into "new" cards for the coming season. The card fronts are trimmed to fit a 5x7 inch card back and are attached to a new blank card. The recipients were so delighted with their unique "thank you," they requested the children sell the special cards. And so, the St. Jude’s Ranch Recycled Card Program was born.
Since then, the Program expanded to include all occasion greeting cards…just about anything that starts with a used greeting card front. People from all over the world have sent in their used card fronts!
The children participate in making the new cards by removing the front and attaching a new back. The result is a beautiful new card made by the children and volunteers. The benefits are two-fold: customers receive "green" holiday cards for use and the children receive payment for their work and learn the benefits and importance of "going green".
The ongoing support for the Recycled Card Program has been overwhelming! The Program grew and soon they were receiving over one million cards! The program was temporarily suspended while they redesigned the process to more efficiently manage the increased production from the increased volume.
Now, the program is open to accepting your cards again! St. Jude's Ranch will be accepting donations from until February 28, 2010. Simply mail your greeting cards to:

The houses bordering the esplanade also display lights, so come on over, bring the whole family, and share in the magic and cheer of the Lights in the Heights.
Get there early, because parking can be tricky!
Mark Your Calendars for Our Toys for Tots Drive Next Weekend!
Don't forget to participate in our Toys for Tots Drive Sunday December 20th from 1-5pm at Montione Villas in Midtown on 3128 La Branch Street. Please bring a new, unwrapped toy to donate and stay to enjoy refreshments, holiday music performed by Don Puryear and other members of his team, pose for a picture with Santa Claus, and say hello to CLUTCH, the Rockets Bear! (between the hours of 2 and 3pm) It will be a great afternoon to raise funds and toys for a great cause. Developer Ellis Tudzin and the Puryear Team have each agreed to match up to $1,000 in donations.
As Houstonians, we take for granted all that we have available to us within our city limits. We tend to moan that there is nothing to do without really looking. So, when company comes a-calling this Holiday season, don’t stop at the normal tourist attractions. Think outside the box, or inside the loop, to all the eclectic and unique sites Houston has to offer.
If you have a crowd that is more into nature than culture, Houston is filled with parks, three of which are impressive in size, activities and sites. Downtown’s newest gem, Discovery Green has a list of events for almost every day of the week. This 12-acre park uses every inch to its advantage, from Art to Yoga, there is something for everyone. For the sportier bunch, Memorial Park is home to a 3 mile jogging trail, bike trails, golfing, tennis, swimming, a playground, picnic sites, and a new living bridge that spans two halves of the park. For those who enjoy leisurely strolls, rejuvenated Hermann Park is a great place to unwind! Roll down the hill at Miller Outdoor theatre, stop to smell the roses at the Rose Garden, or meditate in the serene Japanese Garden.
If you want to set up something different, but still a bit tourist-y, the Port of Houston has a 90-minute boat ride aboard the Sam Houston, and it’s free! But be sure to plan this one in advance, because you have to reserve seats ahead of time. Houston also has free walking tours that you can download onto your MP3 player for various areas of the city; visit www.HoustonDowntown.com and click on the “Free Audio Walking Tours” tab. For the best, most impressive view of the city, simply head up to the 60th floor of the JPMorgan Chase Tower on 600 Travis; the panoramic view of Houston will speak for itself.
Even though some of us Houstonians think Galveston is a bad excuse for a beach, it’s still a beach – something your out-of-towners might not be able to take for granted! Galveston is brimming with history and beauty! Instead of the beach, there is shopping and tours on the Strand, some amazing dining, and visit the Moody Mansion or the Bishop’s Palace for home tours.
For a more kid-friendly experience near water, try the Kemah Boardwalk on Clear Lake. There are rides, carnival games, and live music for the kids, but also great restaurants, bars and shopping for the adults to enjoy.
For a more eclectic and artsy side of Houston, the Museum District, Midtown, Montrose, and the Heights provide plenty in this avenue. The Museum of Fine Arts is always a place to see some amazing exhibits, as is the Menil Collection, the Byzantine Fresco Chapel and the Rothko Chapel, but if you are feeling a bit adventurous, Midtown is your place. The Beer Can House on 222 Malone is a site, as is the Orange Show on 2401 Munger. The Heights is home of the Art Car Museum (140 Heights) and several antique shops and smaller art galleries. For more great antique shops, boutiques and restaurants, Montrose is ideal – all are within walking distance, so park your car and stroll through the boutiques, but be sure to stop for some yummy pastries at Agora Café or fresh sandwiches and pizza at Café Brazil! If your visitors want something totally unique, take them to the National Museum of Funeral History, which will make memories and great conversation for years to come!
We would be snobby to say only the best is inside the loop. If you want a touch of Asia, try the Hong Kong City Market in Southwest Houston one of the largest Asian indoor malls in the country. But the Asian culture and food isn’t just in this mall. The area on Bellaire Boulevard between Beltway 8 and Gessner is a mecca for Asian dining, souvenirs, groceries, clothing and films.
The Puryear Team is all about Houston and believes you cannot find a better mix of cultures and ways of life than in the fourth largest city in the United States. This blog only scratches the surface concerning Houston happenings. If you are not really sure where to get started in regards to planning some great activities for out-of-towners, consider getting some help from the Houston Greeters. Houston Greeters is a free service pairing Houstonians with a “tour guide” that will help you plan various activities from Art Museums to Zydeco Bands. For more information, call 713-473-3837 or visit www.HoustonGreeters.org.

We gave a big “thumbs up” to congress for passing a new and improved tax credit for first-time homebuyers and beyond, but we realize not everyone knows everything they need to about this great opportunity. Here is a list of FAQ’s for buyers ready to venture out into this unique real estate market.
Who Qualifies for the Extended Credit?
First-time home buyers who purchase homes between November 7, 2009 and April 30, 2010.
Current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight.
First-time home buyer qualifications include the purchaser or their spouse cannot own a residence during the three years prior to the purchase.
Which Properties Are Eligible?
The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

The maximum allowable credit for first-time home buyers is $8,000.
The maximum allowable credit for current homeowners is $6,500.
How is a Buyer's Credit Amount Determined?
Each home buyer’s tax credit is determined by two additional factors:
The price of the home.
The buyer's income.
Price
Under the Extended Home Buyer Tax Credit, credit may only be awarded on homes purchased for $800,000 or less.
Buyer Income Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009, single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

With the current recession this year's need for food has been greater than previous years, though the need for food in our area is always great. It doesn't take much to help, so if you feel you have a little to give, please make an effort. This Friday, December 4th is the Share Your Holidays Food Drive benefiting the Houston Food Bank, and hosted by Channel 13.
This Food Drive has helped people in need during the holiday season for a quarter of a century. The Houston Food Bank distributes donations to hunger relief agencies that serve Houston and surrounding areas. Sponsors include: Community Coffee, First Community Credit Union, Gexa Energy and The UPS Store.
This year’s Food Drive is taking place at the Houston Garden Center in Hermann Park(1500 Hermann Drive), from 6:00am – 6:00pm on Friday December 4th. Please bring a donation of non-perishable food to the Garden Center. The food bank understands that the holiday season is a busy time for all, and it might be difficult for you to make it to Hermann Park in time, so there are several other collection sites to drop off items.
For all you Chronicle subscribers who live in the zip codes of 77007 and 77019, Houston Chronicle independent distributor Henry Hilder is sponsoring his annual food “pick up” drive on Dec. 4 to coincide with the Houston Food Bank's largest drive. To participate, subscribers in ZIP codes 77007 and 77019, can leave a bag of nonperishable items on their front porch before 11:30 a.m., and a representative from Hilder's team will collect the food before 6 p.m. and sent to the Houston Food Bank Headquarters directly! Apartment residents can schedule a pickup by calling 713-464-4714 for a pickup on Saturday. Last year, residents in these ZIP codes donated more than 2,900 pounds of food for the Houston Food Bank through this community effort.
