Don Puryear and the Puryear Team want to spread a little holiday cheer to some children who deserve it, and we would love your help!  We are hosting a drive for Toys for Tots on Sunday, December 20th from 1pm-5pm in one of our gorgeous Midtown listings, on 3124 LaBranch (the Montione Villas).




We will serve punch and dessert, and holiday music will be performed by Don on the piano.  Plus, Santa Claus will be available for pictures, so bring the whole family!  Come anytime you want between 1pm and 5pm, stay the whole time, all we ask is that you bring a new, unwrapped toy for our Toys for Tots bin!

The American Cancer Society is celebrating their 34th Great American Smokeout on Thursday, November 19th.  This is a day that is designed to provide strength in numbers for smokers who are ready to quit smoking.  This is an opportunity for smokers to say “No Thanks!” to cigarettes for just 24 hours, and perhaps for good!  Smokers who use this date to make a plan of attack to break their smoking habit, or plan in advance and quit smoking this day will be taking an important step towards a healthier life – one that can lead to reducing their risk of cancer and increasing their chance of more birthdays. Researchers say that quitting smoking at the age of 35 can gain an average of eight years life expectancy; those who quit at age 55 gain about five years; and even long term smokers who quit at 65 gain three years.  Some of the health effects of quitting are almost instant, too – heart rate and blood pressure drop 20 minutes after quitting – that’s amazing!

Besides the personal benefits one gains from stopping smoking, others benefit as well.  Secondhand smoke can be harmful too.  In the United States alone, each year secondhand smoke is responsible for:

  • an estimated 35,000 deaths from heart disease in non-smokers who live with smokers 
  • about 3,400 lung cancer deaths in non-smoking adults 
  • other breathing problems in non-smokers, including coughing, mucus, chest discomfort, and reduced lung function 
  • 150,000 to 300,000 lung infections (such as pneumonia and bronchitis) in children younger than 18 months of age, which result in 7,500 to 15,000 hospitalizations 
  • increases in the number and severity of asthma attacks in about 200,000 to 1 million children who have asthma 
  • more than 750,000 middle ear infections in children

Each year during the Great American Smokeout, local groups sponsor fun activities to promote the healthy benefits of not smoking.  In the Greater Houston area, the Jefferson County Tobacco Coalition will be hosting an event at the Port Arthur YMCA called CSI: Tobacco-Cigarette Smoke Investigation, from 5pm-8pm.  This free event will have an abundance of information about tobacco use and its effects available to all.

Houston Northwest Medical Center wants to make people aware of its online tools that provide tips on how to quit smoking.  There are various sections on the hospital’s website that offer help including “Facing Up to Smoking,” “Planning Your Quit Strategy,” “Taking the Big Step,” “Staying Smoke-Free,” “Teens and Smoking” and “Smoking During Pregnancy.”

The rules are simple: You just quit smoking for the 24 hours of the Smokeout. The wonderful thing is that you won't be alone; you can swap advice, jokes and groans with the other "quitters," nonsmokers and the American Cancer Society volunteers who will be cheering you on. Even if you don't go on to quit permanently, you will have learned that you can quit for a day and that many others around you are taking the step, too. Contact the American Cancer Society for information on how you can participate, either as a "quitter" or as a volunteer.

Smokers who want to quit can call the American Cancer Society Quit For Life® Program operated and managed by Free & Clear® at 1-800-227-2345 for tobacco cessation and coaching services that can help increase their chances of quitting for good.

With the Holiday Season upon us, Houstonians finally get a break from the muggy weather!  Hooray – the winter months are closing in!  If you own property in the Houston, Texas real estate market, now is the right time to get your home ready to withstand the harsh winter conditions: dry air, winds, rain and low temperatures.

Start at the Top – From the ground, take a good look at your roof.  If you notice any sagging, this might be an indicator of rotting or structural damage.

Check all the flashing, the thin metal strips around your vents or roof openings, for any leaks.  In the cold months, these leaks could cause your home’s insulation to be useless!

Chimney Check – To insure unwanted moisture isn’t getting in through your chimney; make sure you have a chimney cap.  These are easy to come by at any home repair store and are relatively inexpensive (around $40). 

Also, make sure your damper operates freely, and check your chimney with a flashlight for any creosote buildup.  This can be hazardous if not checked and cleaned.  There are easy methods of cleaning your chimney of creosote, like using a “Chimney Sweeping Log.”

Leaf-Free Gutters – Keeping your gutters free of leaves makes for a drier home during heavy rains.  Rain will seep under the shingles if it cannot escape through your home’s gutter system.  There’s really no easy way to clean a gutter but getting on a ladder and scooping the leaves away with a scoop.

While up there, you should inspect your gutters to make sure there is no sagging or leaking. 

Weather Stripping Works Wonders – By taking the time to inspect all your windows and repair or replace old weather stripping, you can save money in heating costs; not to mention, your property looks a lot better.

Pipe Insulating – Insulate all of your exterior faucets and pipe with foam insulation tape.  This simple and inexpensive preventative can save you so much; nothing is more damaging than a burst water pipe.   If possible, try to turn off the outside water supply as another step to prevent damage.

Even though our Houston winters are fairly mild compared to other areas, the conditions can still cause discomfort and damage if you do not prepare yourself for these conditions.  You will save a lot of money if you take the time to follow these inexpensive steps now.

They did it!!! 

Congress passed a new and improved bill allowing more than “property virgins” to get a new home with a little help.  Just recently, the $8,000 tax credit was extended well beyond the previous deadline of November 30, 2009.  Now, first-time homebuyers have until April 30, 2010 to go into contract on a property, and they have until June 30, 2010 to close; the first improvement!  This is a nice break for those property virgins.  But wait, there’s more!! 

Now, even property veterans are getting a break too.  Previous homeowners will now receive a $6,500 tax credit if they choose to purchase a new home by the said deadline.  There are some parameters, however, as previous homeowners have to reside in their property for at least five years.  US Lawmakers have also increased the income level requirements, which allows for more to benefit from this credit for anyone.  The following chart easily lays out this improved home stimulus package:

Its street boundaries are roughly Holcombe to the north, North Braeswood to the south, Stella Link to the west and Buffalo Speedway to the east. Braes Heights blankets over five smaller neighborhoods: Knollwood Village, Linkwood, Woodside, Woodshire and Westridge, and is one of the subdivisions of Braeswood Place, which is composed of: Ayshire, Braes Heights, Braes Oaks, Braes Manor, Braes Terrace, Emerald Forest, and Southern Oaks.  Braes Heights also belongs to the Braeswood Place Homeowner’s Association.


         
In the 1990s a group of community-minded residents spearheaded a grass-roots effort to purchase dilapidated apartments and commercial businesses in a four-block radius that were bringing down the value of the area. Hoping to rejuvenate a community they loved so much, the Stella Link Redevelopment Association (SLRA) emerged from their early efforts and further organized their fund-raising endeavors. SLRA was successful in its attempts and the apartments and commercial buildings were purchased and torn down.  New deed restrictions were put into place, two streets were closed and the area was developed into a neighborhood asset. SLRA created a master plan for the area and worked with the City of Houston and other independent entities to turn the once-run-down blocks into a lushly landscaped backdrop for several new community activities. The facilities now located on the site include the McGovern-Stella Link Library (awarded Best Public Library in 2006 by the Houston Press), the Weekley Family YMCA, the national headquarters for The Sheltering Arms senior citizens facility, McGovern Park ball-fields, Helen’s Park and Beal Park.

It's Showtime...In 9 Days!!
Our fundraiser benefiting Scout's Honor Rescue is only weeks away!  We are excited with continuing preparations to create a fun night for a worthy cause and hope you can join us!

If you haven't heard, Don Puryear, along with Happy Tails Dog Spa is hosting a Movie Night at the River Oaks Theatre on West Gray.  Our Second Annual Movie Night will take place on November 12, 2009 from 7:00pm until 10:00pm.  We will present Disney's Beverly Hills Chihuahua at the River Oaks theatre, then have a silent auction and cocktail party at Epicure Cafe, where guest can bid on great items while enjoying hors d'oeuvres. 

All proceeds, including the $25 donation for this event will go to the Scout's Honor Animal Rescue.  If you are feeling especially generous and ready to party a little longer, we will be having a VIP after-party at the California Pizza Kitchen.  VIP tickets are available for a donation of $150.

The Puryear Team knows First-Time Homebuyers in the Houston, Texas real estate market are feeling the pressure to close on a home before this $8,000 tax credit expires at the end of November, but there is a really strong chance that this credit will be extending!

With the shaky numbers for Real Estate in September because of the expiring tax credit, congress agreed to extend the tax credit's deadline to April 30, 2010, and also giving some relief to all homebuyers - not just the "property virgins."  Now, anyone searching for a home either wanting to downsize, i.e. empty nesters, or upgrading to a larger home, i.e. growing families, can get a tax credit of $6,500.  But hold your horses repeat buyers - don't start packing your bags if you haven't lived in your home for at least five years; this credit only applies to owners of properties for at least five years.

The prospects for this look great, but it needs to pass both houses before it takes full effect.
