It's Showtime...Again!!
Our fundraiser benefiting Scout's Honor Rescue is only weeks away!  We are excited with continuing preparations to create a fun night for a worthy cause and hope you can join us!

If you haven't heard, Don Puryear, along with Happy Tails Dog Spa is hosting a Movie Night at the River Oaks Theatre on West Gray.  Our Second Annual Movie Night will take place on November 12, 2009 from 7:00pm until 10:00pm.  We will present Disney's Beverly Hills Chihuahua at the River Oaks theatre, then have a silent auction and cocktail party at Epicure Cafe, where guest can bid on great items while enjoying hors d'oeuvres. 

All proceeds, including the $25 donation for this event will go to the Scout's Honor Animal Rescue.  If you are feeling especially generous and ready to party a little longer, we will be having a VIP after-party at the California Pizza Kitchen.  VIP tickets are available for a donation of $150.

Some Information that we picked up from the Houston Chronicle blogger Nancy Sarnoff.  This is a reality check for us all...



Foreclosure rates in the Houston-Sugar Land-Baytown area were up in August compared with the same month last year, according to the latest data released by Santa Ana, Calif.-based First American CoreLogic.

The foreclosure rate among outstanding mortgage loans was 1.24 percent in August, compared to 0.81 percent the year earlier.

While that's lower than the national rate of 2.86 percent recorded in August, it's higher than the rate of 1.11 percent for Texas.

The delinquency rate was up, too.

In August, 4.98 percent of mortgage loans were 90 days or more overdue compared with 3.38 percent for the same period last year.

First American's data doesn't represent the number of new foreclosure filings, but rather the current inventory of loans in the foreclosure process.

The map shows August 2009 foreclosure rates by ZIP code. The darker the color, the higher the rate.

It looks as though US Home builders are reversing the trend from the new construction boom of the early part of this decade.  The “McMansion Era” has come to a halt.  According to median sizes of new constructions built in the past few years, US homes have decreased in size about 200 square feet.  This seems to be a welcome change according to Eric Belskey, executive director of the Joint Center for Housing Studies at Harvard University.  He says that smaller homes are appealing to the new dominating force of the buying market: first-time home buyers, “…who are typically younger, with less income looking for a place that is more modest,” and empty nesters that are looking for smaller homes that are easier to maintain and more energy efficient.

                These smaller homes are also more beneficial to the builder; the smaller the home, the more cost-effective on materials and labor.  However, the US still builds the most generous homes when it comes to space.  European homes are still much smaller than US homes by a serious margain.  In 2007, the average US home was about 2500 square feet, whereas, the average house in Germany and France topped out at about 900-1200 square feet.

Just yesterday we reminded you that the deadline is looming for first-time home buyers to receive their $8,000 tax credit.  As previously stated, if you don't close on your property by November 30th, you would miss this great opportunity to get money to buy your first house...

However, that may not be the case states House speaker, Nancy
Pelosi, D-California.  Last week, Obama and congress are considering extending the deadline, to possibly the end of the year.  Trying to counter the still declining housing market and reverse the still rising job losses.

Despite the City of Houston’s lack of master planning, which has always seemed to be a gigantic criticism, something seems to be right with the mish-mosh of businesses, historic homes, new constructions, and the web of short streets that make the Montrose area one of the American Planning Association’s top ten best neighborhoods in the country.



Montrose is not necessarily the most clean or tidy area of town, and is host to numerous parades that clog the already narrow streets with hundreds of people.  There are townhomes towering small bungalows, not to mention all the businesses intertwined amongst them.  But this eclectic charm seems to be what makes this neighborhood work: it is organic and evolves with the times, making Montrose diverse and original.

  

The near-by Courtlandt Place neighborhood seems to be all that’s left of this once elite master planned subdivision, which was Montrose in the early 1900’s.  Over the years, Montrose fell victim to abandonment, vagrants and was forgotten.  The early 1990’s breathed life back into Montrose as it became the prime location for urbanization in the Gay and Lesbian community, which pioneered what Houstonians consider one of the most eclectic and art-driven areas in Houston with a community to match.  The diversity of its residents keeps the area fresh with new shops and restaurants to appeal to this colorful neighborhood – cafes, bookshops, coffee houses, antique shops and restaurants from Italian to Indian litter Westheimer and Montrose; the neighborhood’s center point.

Montrose’s tightly woven collection of homes and businesses are another feature that caught the eye of the American Planning Association.  Not only do the residents have an array of different shops and restaurants, but they don’t have to get in a car to enjoy them.  Originally a "streetcar suburb," Montrose was designed with walkability in mind.  The short streets with no cul-de-sacs make it easier to leave the car at home and walk to your destination.  A Montrose resident can walk to a fine restaurant and go to the grocery store after dinner.  Antiquing is a great fall activity with all the antique shops right next to each other; you can stop for a nice lunch or cup of coffee in the middle of your shopping excursions.  Montrose gets its residents out of their cars and on their feet.

Lastly, Montrose’s unique selection of real estate exemplifies this area’s eclectic sense of style.  Since 1/3 of the city's historic areas are in Montrose, much of its original architecture is still in tact, so Mid-century Art and Craft style homes neighbor new Contemporary townhomes instead of tearing down and re-building.  This well-deserved praise for Montrose proves that there’s something to be said about being yourself!

If you have read our blogs or website pages on pet resources and rescues, you are aware that Don and the rest of the Puryear Team are passionate about animal rescue.  We do take a break from selling Houston Texas real estate to mention any furry friend in need.




As Puryear Team member, Michael Ross, was showing properties in Sugar Land, he stumbled across Louie hiding out in the backyard of one of these properties.  After talking with a few neighbors and realizing no one was taking care of this little angel, Michael couldn't resist taking him home.  Unfortunately, Michael cannot fit any more than his three other adopted dogs in his home, so he needs to find Louie a new place to call home.

As a Houston homeowner, be it a mid-rise, townhome, or freestanding home, you want to keep it as comfortable as possible for you, your family and guests, but you don’t want or need to break the bank to do so.  Houston’s climate can be hard to predict – sunny and warm one day, rainy and cold the next.  Keeping tabs on your finances is now more important than ever, but is your air-conditioning walking out your front or back door?  No matter how small the space, keeping your home air tight will keep your energy bill where it should be.  Here are some tips to detect whether your hard earned money is walking out the door.

1.    Hold a candle to the wind.  Use a lighted candle and follow the outline of your door on a windy day.  If that candle flickers, air is seeping through the door frame crack.

2.    Look for the light.  On a bright day, can you see light coming through the door frame?  If so, the outside air is coming through too.

3.    Take the touch test.  Touch your door on hot and cold days.  If you feel the temperature from the outside on the inside, your door might not have enough insulation.

4.    Weather-stripping watch.  Your weather-stripping can wear over time.  Inspect yours, and if you see any cracks or areas that are flat, it is no longer doing its job.

5.    Do the “sill test.”  Your door sill and bottom sweep prevent air filtration and water penetration.  If you can slide a piece of paper under your door, your sill and bottom sweep aren’t doing their jobs, and you will need to adjust its height or replace it all-together.

6.    Just open your door.  Lastly, open and close your door on a dry day and a wet, humid day.  If your door fits tightly on a humid day, then your door is not fitting as well on a dry day.  You may want to upgrade your door to something that will withstand the weather changes, such as a fiberglass door.

Instead of replacing your doors, you may want to first consider adjusting the hinges, leveling your sill, or simply upgrading your lock.  These fixes might keep your door more square to the frame and prevent air leakage.

The Houston Texas real estate market is loaded with different styles of homes with numerous luxury upgrades and finishes, as well as, unique features that really set them apart from the rest.  In today's market, these are the features that get the home sold and for the right amount. 
Part of the process in real estate is getting an appraisal of the potential property.  The appraisal is important to both the buyer and seller, because it assures that the buyer isn't overpaying and the seller isn't underselling, and the appraisal can make or break the deal.  So, sellers, to ensure your home gets top dollar, here are some helpful tips.

  • Make sure you and your Realtor are present and follow the appraiser around to make sure they don't miss anything important about the property.
  • Ask questions to determine whether the appraiser has correct information, like neighborhood boundaries, and if they are sizing up your property to comparable homes in the neighborhood.
  • Be sure to bring a recent tax bill and a survey of your property to the appraisal so the appraiser has all this information to make the most accurate conclusions.
  • If Improvements have been made, make sure you bring a detailed list of them.  Don't assume the appraiser can tell just by looking.
  • Having the Realtor present will allow them to speak on a professional level with the appraiser.  They can justify the worth of the property in comparison with other homes in the area.
