HOME SALE GUARANTEE
We strongly believe that EVEN IN TODAY'S MARKET, if a home is priced right, prepared for the market and proactively marketed & promoted, it will sell. There are terms and conditions for the guarantee program, but we believe you will find them to be very reasonable and based on market information. For example, we review market comparables to set a price that is based on actual sales in your community and to determine the typical time period for a property in your neighborhood to sell.
1. We GUARANTEE our services. If we cannot sell your home within a reasonable period of time, we will sell it for FREE. That means we would continue to promote the property and provide our services but waive our portion of the commission.
2. We provide staging services AT OUR EXPENSE. This includes furnishing properties that are vacant and lifestyle staging properties that are occupied.
3. We use a professional photographer and post high-quality, high-resolution pics on not only HAR.com and REMAX.com, but also on over 25 major websites. We have featured & showcase positions on Realtor.com. Recognizing that sellers can’t be passive in today’s market, we commit thousands of dollars for marketing of our listings and make a point of being proactive in pursuing every reasonable avenue for promotion. We utilize print advertising – the Houston Chronicle, mailouts, the Wall Street Journal, and area magazines including the Heights Pages.
4. We follow through. This means not only following up with any agent who shows a listing, but more importantly, following up with every potential buyer. We need to understand why someone is seeing the property but not buying – which helps us advise our seller client, and also which can position us to overcome whatever objection may be keeping a buyer from moving forward.
5. We ASSIST buyers in selling the home that they need to sell in order to buy YOURS. If a buyer is interested in one of your properties and has not yet listed or sold their current home, we will counsel them on how to price and market their home to get it sold, and we will proactively promote it knowing that a sale is critical to accommodate the new purchase. We are so confident in our ability to sell, we will provide that buyer with a guarantee.
6. We are experts at keeping a transaction on track. In addition to being a top-producing agent, I have also been a licensed attorney for over 18 years. My team is detail-oriented, and we carefully track each and every step of the process from negotiation through closing.
