The Courtlandt Association, founded in 1912 by property owners, enforced deed restrictions until the 1930s. Courtlandt Place served as a model for Montrose in 1910 and still does.Residents have been able to keep the neighborhood’s charm intact because of their respect for the original deed restrictions, therefore keeping commercialism out; they will never expire.The district was admitted to the National Register of Historic Places in 1979 and received a Texas historical marker in 1989, and is now deemed the Courtlandt Place Historic District.
Courtlandt Place's homes have some of the largest lot sizes in the inner loop, with a median lot size of over 25,000 sq. feet; appraised value per home in this neighborhood is in excess of $1,100,000.Seen as one of the most stable and desired neighborhoods in the inner loop, homes rarely stay on the market if put there at all – sometime leaving interested buyers on a waiting list for years.
